We are in the process of buying the flat (see attached) it needs a full refurb, hasn't been maintained in 20 odd years. Will be getting new plumbing/electrics/central heating - maybe underfloor and heatpump ect)
Walls to be removed in blue, new walls in orange.
Its a good space but awkwardly arranged. Does anyone have any other suggestions in a new layout?
Turning the store room into a bedroom, will need the walls/floor membrane tanking, but this also has to happen in what is originally labelled as bedroom 3. Thinking of turning og bedroom 1 into a TV/play room that would have a sofa bed in for grannie to stay on. New bedroom 1 clearly has enough space for a en suite, but not sure best where to place it.

Theme each room, you could have themes like Aztec zone, Industrial zone, futuristic zone and medieval zone and you could get a bald man to run around shouting time checks while your SO screams "get out! get out!"

I had to go through planning cos I have a maisonette (PD rules don't apply) so went for zinc* cladding
*Not actual zinc. If I could afford that, I wouldn't be in a maisonette.

My heart sank when i realised that was the deal. Seems like an utterly stupid rule to me but then I assume if you don’t do the basic ugly tile box you put something nicer, yet browsing interiors on rightmove I can imagine there would be some proper horrors if there weren’t quite strict rules what you can have.
I have wondered if you could have brick sides (assuming that matches the rest of the house below) as that would seem to look nicer than those standard boxes - no doubt someone will be able to tell me why that’s not possible / a good idea

I'd love brick sides but think that would add about 10k or something daft...
Planning permission makes me nervous, some folks out the back objected to our neighbours loft despite them having the same and my prick of a neighbour will also object based on her past performances (so she will have cost us 5K in total due to her being a prick).
On paper those tiles are the same as the black box tiles? Black/dark grey composite, maybe... -

Good idea - keep layout as it is. Rent it out for stag/hen parties. The props are already in place, that's the 'store room'....

Yes you can have brick sides if that is what your house is. "Materials used for the loft conversion must be similar to the existing house" or similar wording.
We have a rendered loft extension which matches the rest of the house that is rendered (I don't think it was built rendered but I'm not 100% sure, both neighbours have different houses).

That would be the nicest for us I reckon but no idea how much extra it would cost.
Can't quite bring myself to do the tiled box, the house looks nice from the outside at the moment and I'd hate to think I made it look ugly (and spent a bomb doing it)

I wanted to move the kitchen into the 'core' of the house - the extension has lower ceilings and the long and narrow nature of it made bringing the dining and kitchen area together a bit tricky. The extension meanwhile will be an office/utility space.
Is this a good use of space? Can you think of ways it could be done better? Likely to stick a couch or something in the empty space next to the dining table.

Yeah cos you can only do basic bitch tile boxes within permitted development.
I think @andyfallsoff is right and anything nicer will need planning. Which doesn't make any sense but it is therefore totally worth doing planning.

She comes across as a really nice sweet lady but obvs has issues with people getting work getting done. Objected to the neighbours on the other sides' lofts, which cost them time and money and objected to our extension and insisted on using her own surveyor. Ours was within PD but classed as a large extension because it touched foundations within 3m or something. Its just a side return and not on her side.
She then claimed our new fence was in the wrong place (after 12 months of being fine with it) and then claimed our builders had cut a segment of her patio away (WUT, WHY?).
We know some people cant understand plans so we even got our architects to do some additional renders so she could really see we were not encroaching on her side or light. She played along with everything being fine until the letter came through the door saying she is getting her own surveyors at our cost. She then tried rot deny it was her. She is prob about a cats whisker away from being genuinely crackers, yet somehow works in law.
So:
Cost to replace the fence, again, £1K (tbf it was in the wrong place, I never noticed)
Cost for party wall stuff on her side £2.2K
Cost of party wall stuff on the other side (Tory fan boy) £400.Cost of Party wall on pricks side when we get the loft done £2.5K.
Yeah no worries mate, I burn £50's for firewood in winter in The London (we don't really).

our neighbours are total busy body xunts - he even took to emailing our architect behind our back to suggest alterations to how the join between our two extensions was resolved. when I told them I was putting up a fence (don't get me started on this), his wife went off and one and started complaining about all the extensions in the neighbourhood, including one that is ten doors down. like... why get your pants in a twist about that?! it doesn't impact your life. she then went on to tell me she has "a real problem with architects and people who come into neighbourhoods and bang up big extensions." lmao fuc off and mind your own business. biggest hypocrites going too - they have an extension of their own! the 'I'm alright, jack' mindset is a trip.
I'm looking forward to their neighbours on the other side moving on - anyone who buys one of these 1920s terraced houses is going to whack up a big extension to bring them up to modern size/standards. I'll be writing letters of support for any plans. suggesting they build a two storey extension maybe
I just ignore them now if I see them - life's too short...

Our neighbours were largely fine while we were having extensive work done, and weren't around to speak with directly. Did have a polite note through the door towards the end of the works - which I noticed one day when popping in to speak to the builder - complaining about out-of-hours (weekend) working.
I mentioned to my builder and, as I thought (and had agreed), he had guys in decorating. As in painting and maybe some sanding here and there. There won't have been any noise!
They haven't cost us any money by complaining, but it's coloured the relationship for me - ended up drinking the bottle of red we'd bought them for Christmas, for example...
Presume matching as in 'same colour same material'. So if you have a slate roof you by default go with black slate tiles on your basic bitch wooden box.
Or in our case red clay.
