  • Probably. but I am too lazy to sort out things like that, and it gets too close to tax avoidance, which I try and stay away from. I don't even claim any household bills despite working from home for the last 5 years...

  • Can you transfer it to your ownership for free then start renting it back to your company? Probably

    1. Transfer it to a child
    2. Get the company to rent it off the child.
    3. Company pays less Corporation Tax, child doesn't earn enough to pay income tax.

  • Just signed up for Land Registry property alerts, and can see that my conveyancing solicitors have an application lodged (a week after we completed) - assume this is regarding registration

    Is there a way of doing this retrospectively? We bought our place on 31 March last year, it still hasn't come through on the Land Registry property sale stats (other half is obsessed with property prices and downloads the spreadsheets as soon as they are available).

    Our conveyancers cocked up our mortgage and didn't actually pay it off, so we have zero faith that they have done the Land Registry stuff right.

    I have no idea what I'm doing with Land Registry stuff.

    I think you get an alert to any recent activity once signed up.

  • Yes, or longer, especially with leasehold.

  • You can sign up any time (and monitor up to 10 properties), but not sure how far it goes back - have a feeling it might only cover 'open' cases.

    Suppose you could cough up the £3 to order a copy of the title, and hope that you see your name(s) on it..?

    edit: but there are definitely delays to updating registration at LR, i think 2-3 months is normal for uncomplicated cases

  • My solicitor/conveyancer has always sent me a copy of the updated land registry record once it has gone through. Perhaps ask yours?

  • The problem is that the CGT is payable by you the individual & home owner, not the company.

    In that regard, it doesn't matter if the value of the asset has depreciated to zero (in itself a contentious issue, as I understand it) - the CGT is payable on a proportion of the residential property value.

  • I assumed that after 7 years I could "buy" the cabin off the LTD for a nominal fee, but could be wrong there.

    In which case, you as the individual would again pay CGT, based on the appreciation in value of your home, pro rated to the proportion of land area covered*, again, irrespective of the sale price of the cabin itself.

    * Given the size of your laaaand, that might mean this works out quite nicely for you.

  • Disposal of assets would be assumed at market rates in any case.

    You'd have to pay income tax on the rental.

    And it might mean business rates would kick in.

    As ever - IANAC, and have gone out of my way to choose my own accountant that views these things pretty conservatively.

    Isn’t the solution then to sell the cabin separately from the rest of the property? Argue that it’s like selling a caravan or something.

  • Anyone else waiting weeks on a mortgage? We’re remortgaging (borrowing more to do a revamp extension) but are going with a new provider (nationwide) 7 weeks and counting!!
