  • It has been on the market since September, so I would say there is 99% certainty they won’t get asking.

    I didn’t know about that kitchen / bathroom mortgage issue. Interesting.

  • It's on with KFH though, they chuck everything on at c.5% more than market just to see how it goes. I'm only surprised if they haven't already dropped the price to try and make a sale.

  • It will probably be punted on via an auction to someone who's watched too much homes under the hammer.

  • We looked at million quid houses in Forest Hill 5 or so years ago, and they were huge, and mint. That thing has nothing left to save.

  • 5 years is a long time in the London property market

    That house you are looking at is very good value if you can get for 970 or less.

  • You should have seen Catford five years ago. It was all fields.

  • Even though we are now renting and don’t have anywhere to be, I feel like a totally different person since completing our sale. Didn’t realise quite how much stress I was carrying round.

  • I was looking at a mid-century modern place, it was mid renovation with a lot of the heavy lifting done. Agent said that they’d fit a cooker in order that it could be mortgaged- kitchen was all there, but without a functioning cooker (apparently) it wouldn’t count and the mortgage would be refused at survey time.

  • It also needs to be habitable.

  • I looked at a property in FH a few weeks ago that was exactly the same as ones built in crystal palace (mid century modernist flat) same build time, construction and layout, except it was on a noisy feeder road for the south circular, no shops nearby, no green space round the building and only one rail route not 3 like the CP option.

    it was over 10% more expensive, i just couldn’t work out why? the agent didn’t have an answer either!?
    Maybe it’s a school thing, no kids so we are not interested in that and TBH the further from schools the better.

    Was looking around there and was a mite surprised at the price, agent said something that it’s;

    Seller putting a high price and won’t budge.
    “Closer” to central London than CP
    Different Council, apparently it make a difference.

    All of the above could well be completed bullshit tho.

  • Sydenham hill/Rise so just off it.
    i looked at sold prices and it was in the ball-park, i just couldn’t see what the premium got you.
    can’t see how it’s closer when the sydenham hill line gets you to victoria direct via brixton (not on the victoria-london bridge loop) or a change at Herne hill to thameslink yet still the gipsy hill option which is a few mins walk away.
    Maybe it’s the closeness to Catford and the animal magnetism of Amey?

  • we were looking late 2020 around west dulwich, CP, gipsy hill, forest hill.

    CP was by far the cheapest area, it has more transport options but they all kinda suck and has the worst rep.

    Saying that, we ended up in croydon so..

  • It’s more distance from location to central London than rail link I mean, I thought it was odd that it’s expensive but not exactly close to public transport (Forest Hill station isn’t too far to walk TBH).

  • Neither of will be using transport every day, will happily take the green space over a slightly longer journey when i do use it. (i’m already in CP for last 7 years)
    that said i dodn’t have any issues with transport as when i do use it’s usually very early before the rush or later jam the 9-5’s on the return.
    Owning Brompton has made things a lot easier too.
