  • Stainless is a bastard to keep clean, you'd need to be a maniac to do that.

    I was quoted by a decent firm, 75k not including kitchen, that was side and out a big, very rough estimate, and didn’t include kitchen, oh also three years ago nearly.
    We were expecting 55 all in.

  • Aye, we got out an extra 80k thinking it would do a loft and extension, barely managed a side return…

    16 x £3000 say for building work and materials = £48,300

    • kitchen, finishes, joinery and appliances = 25k say so £73,300.
      Structural engineer, architect, building regs 10k say = 83,300
      VAT £16,660
      Total : £99,960
  • Not true, everyone knows kitchens on their own are 40k.

    I wish I had this level of restraint. I’m also terrified about how out my back-of-envelope calcs might be compared to your informed number-spouting when it comes to getting this place sorted out :(

  • Literally take what you expect to spend and double it.

    It's horrifyingly expensive right now.

  • It's this kind of fear that basically has me considering taking a substantial amount of time off work and doing some short courses so I can do as much DIY as possible. Realistically however that kind of thing is for people with far more life focus than me.

    I always assumed that it's mainly going to be interior stuff.

  • Got a first quote for loft conversion from Dan James. £60k inc. for a two room L-shaped job with ensuite, not including bathroom furniture or decorating.

    Pretty much what I was expecting in the current circumstances, but it does also include reinstating the pediment (I learnt a new word) over the front bay window which was lost when the roof was previously replaced, and making that part of the room.

    Absolutely no idea what I might have to budget for the other stuff. Presumably bathroom will be toilet, sink+taps, shower base/cubicle, shower itself? Then tiles and tiling.

    Weirdly, I had an initial quote of £56k but on inspection that was just for a straightforward dormer plus ensuite, no second room. Was expecting a much larger difference between the two, maybe a cynical ploy to make the amended one seem more palatable?

    Also expecting a quote from Creative Spaces, but might not get that until the new year. All quite exciting/frightening.

  • Looking back at the numbers from our loft, once you’ve added in all the stuff the loft company doesn’t cover - bathroom suite, tiles and tiling, carpet and fitting, painting and decorating, additional electrics, skip hire etc - it’s a total budget of their quote + ~40%, at least in my experience, ymmv and that.

  • Tbh nothing.
    The big things are the planning, the steel and the foundations.
    Things like kitchen are just garnish.

  • So continue saving and call the broker to remortgage

  • Well, I can do the steel myself, and a 40k kitchen for 5k…

  • That’ll make a big difference. The crap boring stuff like foundations and floor sorting add up too.
    Jokes aside kitchens can be cheap, mines well over 50% bespoke and think it only cost 15k, I know you could do 5k of that work at least (assuming most the cost is materials).

  • That’s more a comment on insanely overpriced kitchens rather than my abilities.

  • So we've finally had the bathroom finished off today. I look forward to exposing my pale arse to the glorious dead of west ham cemetery!
