• Sorry I’m struggling with this, can you give me a rough breakdown?

    As in my head I’m thinking knock the current wall down, foundations, a steel across the back, a door and small pitched roof maybe glazed, I can’t fathom how this would get to 100k!?!

  • overall build floor area - 4.6m wide x 3.5 deep = 16m2
    16 x £3000 say for building work and materials = £48,300

    • kitchen, finishes, joinery and appliances = 25k say so £73,300.
      Structural engineer, architect, building regs 10k say = 83,300
      VAT £16,660
      Total : £99,960
  • Not true, everyone knows kitchens on their own are 40k.

    I wish I had this level of restraint. I’m also terrified about how out my back-of-envelope calcs might be compared to your informed number-spouting when it comes to getting this place sorted out :(
