Glue it back as best you can then that will tell you how much of a crack there is. Likely very little if it's just a split and nothing has gone missing.

We must have offered on over 10 houses and have been asked to "make another offer". Now I always go in with "I like this house, I'm not interested in endless offers, this is what I'm willing to pay, my offer stands until I find something else". We've bought two homes this way.
I'd rather lose the house than play the financial gouging game.

Yeah, I have a friend who kept missing out and going over more and more every house he offered on. He finally though fuck it, im gonna put home report and he ended up getting the flat. Sometimes its just your luck, although things are mad the now.

We had the exact same situation (they said another offer was higher but we were more attractive buyers), I told the estate agent to fuck off and they were like "oh come on it's only another 10k"
They sold it anyway a couple weeks later but felt good. I dont think we could have afforded the place anyway with the amount of work it needed so turned out ok and we bought somewhere else.

just entered the process again today, viewed the flat ages ago when it was overpriced, had texts in month gaps from owner saying it was still on the market etc, viewed again on sunday and offer (at 99% of the real value and a six year old small car away from what we will want to pay and put it at the same price of the other flats that are ‘done’ and sold.
i expect it to not make them budge. -

I have only bought one place ever but went in with best, were told someone else bid higher but we were more attractive (no chain), we said it's our best already, and we got it. I am not keen on repeating the experience anytime soon.

We got told on Friday at 3pm there was an offer 10k more than ours, but the mortgage advisor / money guy had gone home so couldn’t qualify the bid. If we upped our offer by 5k we could have it.
Thought about it for an hour or two: as a seller if there is actually a higher offer why the fuck would you not just ignore us until Monday when it can qualified? Total horse shit, not even the logic makes sense. Also, who goes home at 3pm on a Friday?
I thought about all sorts of ways of calling them on the lie (calling the mortgage bod myself for instance - oh - u still in office lol) but in the end what’s going to happen if I actually catch them at it? Nothing. We went the extra 5k. Jokes on them. We lowballed to start with.

I put an offer in on a house in August, one viewing at a weekend then told best and final offers by 5pm Monday. Sent my offer in on Monday morning, got a call Monday lunchtime to ask if was the highest I could go as there were lots of other offers in. Got another call Monday afternoon to say my offer had been accepted (note - not yet 5pm?!?).
Crazy.
A month later, seller pulled out. 😔
