Principled part of me says I don't want to do business with someone who has shown themselves to be a liar. Unprincipled part says I should play them at their own game. Neither scenario results in the offer standing at it currently does.

If you've not learned it yet, but estate agents are lying bastards up there with lawyers in my book.

Your future longstanding relationship is with the property, not the vendor's estate agents.
Don't miss out on somewhere you potentially want just because the people you temporarily have to deal with are twats.
