Owning your own home

The side return had about a foot of new render added to the full height. That render needs to properly go off before being painted. But that's something I will be doing as it's just a paint kettle, brush and ladder.

Do you mean the parapet wall between me and next door? Maybe, but not sure if "needs" is the right word. It was rendered when we had the roof done in Jan. If we decide we want it done, I'll wait until someone has to go on to the roof for something else and sling them a pot of Sandtex Sandstone.

Cheers. Just realised the knocker is on the piss (fnar) but that's an easy fix. And that I need to replace the cast iron grille below the step. But I've been putting that off as new grilles are annoyingly expensive. I've sold it to ms_com as extra ventilation.

Is the finishing of the roof hip completed on the detached end, I can’t quite tell?

Ha, it is not hooked up to anything but we decided to leave it for posterity and deterrent. We have a Simplisafe alarm set up installed.

For the roof hip. Do you mean the overhanging tiles? When the jokers did the roof, they just didn't trim the tiles on that side and as nothing about this house is square, the overhang increases as you go back/up. They have at least rendered under them where they meet the top of the gable wall.

Yeah that’s what I meant - it looked like a photoshop or something (yes I zoomed in) and I couldn’t work out if you’d normally have tiles with a right angle or flashing etc on there. It’s a roof so who really cares(!) I just wasn’t sure.
We have the same - an alarm with a battery in it so the light flashes but it’s not hooked up to our alarm system. Mine doesn’t say “ALARM” though 😞

Me: "you are going straight to best and final? No rounds of bidding?"

Estate agent: "yes"

Me: makes best and final offer before 3pm.

Email from estate agent: thank you for your offer. There have been 10 offers in total in this round. Please now make your best and final offer by 3pm on Tuesday.

Me: despair.

It's tempting in those circumstances to tell the agent to fuck off and die in a ditch isn't it?

Yes. But unfortunately they know they have us over a barrel.

But if all of those imaginary 10 offers are already at best and final surely there is no next round?

It would indicate to me all the bids are very tight and not much in it, otherwise they'd go to the top bid and accept that and be done with it.

House buying is such disgusting price-gouging fuckery, but I imagine if I'm ever in a position to sell I'd want the top price, so...

I'd say it sounds like the sellers didn't like any of the offers in and have asked them to push up the price so the estate agents are doing another round of 'best & final'.

Or just go in with a bigger offer, in the knowledge you will chip them on price on day of exchange. You just wanna win the bid, nothing says you have to end up paying that.

I know this is considered extreme wanker behaviour but I kinda feel vilified in it when sellers are in full knowledge of these agents pulling these tricks
