  • What I can say is agl lofts won't be anywhere near 60k. Spend the money on the design and fixtures and fittings. Don't spend it on an inflated price for the actual loft build.

My 64K was everything including tiling, carpets, decorating, furniture, new TV aerial...it's the final number in the spreadsheet I tracked all the costs in.

The basic loft conversion without bathroom, tiling and the other stuff was 38k plus VAT included replacing concrete roof tiles with slate.

  • replacing concrete roof tiles

    Yes!

    with slate.

    You monster

  • I'm kidding. I just get a snobby lol when I look at a place down the road from us where originally every house would have had clay tiles and they put fucking slate on theirs.

If you road is all slate then top work.

  • Yeah external finish is going to be an interesting one... not a chance in hell im having those black tiles everyone around here has.

  • how much of that 600k will you see. what percentage sell-on clause did you put in your missives

  • 200%.
We were only renting tbf, and couldn't afford to buy as it was on for 420K about 14 years ago.
The architects we rented it from bought it for 270K I think and thought 420K was madness but went with what the EA said as they had long since moved abroad.

  • It reminds me of us "not buying" our flat in Finsbury Park for 250k.

Lots of reasons why we didn't, but I reckon we'd still be living in London if we had.

Also checking zoopla it looks like it actually sold for £301,000.

Edit: one in the same block is now on for £330,00 which seems an oddly small increase on a London flat over ~6yrs. So maybe I'm wrong.

  • living in London

    bullet dodged

  • Idk.

It's still on balance the best city I've ever lived in and one of the greatest places on earth if you can afford what you need.

    Ymmv.

  • I do like having a* shed and brick outbuilding/shed though. Even if they're still disorganised messes.

*technically 3, but I don't count the two small ones.

  • Dont stress it, my uncle turned town a flat in the Barbican for 4.5k.

  • How much should I pay a chimney sweep? I'm a bit HOW FUCKING MUCH?! after speaking to one outfit.

  • @moderators pls deal with this - outrageous pro-London content itt

  • I've been quoted £50 but that's deep dark Devon.

  • £60-70 ISH in Bristol

  • how much were you quoted, #buyers need to know

  • £90 sweep, £90 integrity check

  • I will audit your lfgss posts and provide you with a certified "man of integrity" online diploma for £80 (+ VAT)

  • Can’t you send the toddler up?

  • If he would go up there and stay up there I'd be totally up for that

  • what was it like living in a place the dimensions and shape of a near-expired pret sandwich

  • Very pleasant, although going out for a loaf of bread and a pint of milk would cost £5.

  • One of those jobs where the usually condescending 'tidy worker' or 'left it spotless' are actually valid review comments.

  • Structural engineers, are they?

Or are they just asking if you'll pay cash in hand.

  • Honestly don’t know if ours would have been slate or not. The rest of the street has all been redone at one point or another. But snobby lols at my expense are totally fine, I am at peace with my lack of class.
