    Nothing to stop Chris using his own architect then giving the plans to the builder to work to.

    What I can say is agl lofts won't be anywhere near 60k. Spend the money on the design and fixtures and fittings. Don't spend it on an inflated price for the actual loft build.

    My 64K was everything including tiling, carpets, decorating, furniture, new TV aerial...it's the final number in the spreadsheet I tracked all the costs in.

    The basic loft conversion without bathroom, tiling and the other stuff was 38k plus VAT included replacing concrete roof tiles with slate.
