You can buy what I assume will be a stevie wonder boiler service off groupon for 55 or 60 quid. I'd be treating your buyer to one of those if you have to dance to their tune.

Blimey, I got a boiler service for our Buyer when we sold our flat in the summer. They didn't outright ask, but It seemed like something they were a bit flappy about on the two viewings they did with me. Cost me £93.60 (in London) to give them a bit of peace of mind, hardly earth shattering money in the scheme of things.

Fair enough if it hasn't been looked at for a couple of years. If it was installed last year and has been notified...less so.
If buyers really want peace of mind on this stuff then they can pay a third party to do an inspection. It's not like issues with heating start and end with the boiler.

Depends what you are replacing and bear in mind you might need to replace rads etc.

If you've got a cold, draughty house they don't really work. You'll need a lot of remedial work done before they become a good bet.
They work well in places that are
- well sealed
- large heating surfaces, i.e. wet underfloor heating
- well insulated to retain heat
or
- you can't get gas for whatever reason to replace an oil fired boiler
- well sealed

Ours did the same, 4 year old boiler. We just did it to keep things moving forward but it was only 60 or 70 quid.
