I've ended up kinda landlording by accident - my friends were couldn't afford a mooring but had a right to it and were renting a shitty boat. I bought a better boat and the mooring so they could continue living there - they just cover the mooring fees and look after the boat, I'm not asking any rent on top. It is a (very risky) investment, but my mates were shafted otherwise.
For the purposes of this thread - 'I bought another boat'.
