How do I bathroom / kitchen / extension? etc.

My preference is to break out the concrete and replace with a new insulated raised timber floor but I imagine that would be quite fiddly and expensive.

It looked like there was one there at some point, but had been boarded over.

One of the previous owners seems to have been a little obsessed stopping drafts. The old in-room vents were stuffed with cotton wool and painted over. Every gap around the floor and skirting is full of silicon, there's bits of expanding foam all over the place. A wall vent in the kitchen has a sheet of paper stuck over it and has then been painted over (this is not a papered wall). The list goes on...

Materials aren't in short supply, they have went up a bit but 3k in 5 months they haven't done that much.

We dont do bathrooms as theres not much money for the hassle personally but the price seems to have driven up by people desperate to get them done and folk are just at it now. Only trade you can get right now that is good and not booked 6 months in advance seems to be heating engineers lol

If YouTube gosforth handyman hes done exactly what you said minus the insulation. You might need a ledger board so you can plant the joists hangers onto

Anyone have a window supply and fit recommendation? Its for the back so modern alu.
Maxlight are after 2K plus VAT for a small window which is a bit punchy.

What manufacturer / system are they supplying? There's quite a spread of cost depending .

The firm I'm using for supply and fit of Raynaers has a London office . Came in cheaper than others supplying the same. Not sure id recommend them though, they are wooly on dates at best...

Aluk and the like will be cheaper , but still decent

Max light make their own windows. I’d take velfac but finding a supplier is a struggle.

Ahh, ok. It what they've quoted for a standard alu window, or something different? How big is small in this instance ?

It’s pretty much a scaled down version of their doors, so super slim, sliding both ways, integrated handles. 120x80cm.

Hi all - re-doing the house and looking at putting a section of tiles in the kitchen area. We quite like the version used in the image below but hours of tile scrolling has failed to find them. There are few "busier" versions but not these simpler ones.

By any chance is anyone able to identify?

Do you have an experience with dealing with Velfac? Struggling to even get any reply from them.

They could be vinyl tiles / lvt flooring. Google throws up quite a few similar vinyl tiles. Though vinyl may not be what you want .

Or even tile stickers

Sorry I don't - vaguely remember someone told me they can be a bit of a pain to get / install.
I specified Fineline once and the builder got an alternative from https://www.nordicalutimber.co.uk/aluminium it was a spanish system but they rebranded it as "Bauvision" because vorsprung durch technik and that.

few yrs back but that particular unit - 2180 inc vat. - yours is less than half the size though so .. ? + install by a builder o course.

Ohhh so not far off Maxlight prices really.

We used Schüco for the windows and bi-folds in our last place and were very happy with them.

Not as fancy as Maxlight but a lot cheaper and good quality. Two floor to ceiling windows (one very narrow) + floor to ceiling door + bi-folds came to £5k. That was in 2015 mind.

Should I go for tile or LVT or a combination of both?

Large open plan living room/diner kitchen, and a utility room next to the kitchen.

Kitchen units are not going in yet, so if I go for tile, I would tile everywhere, for LVT (probably quickstep) it would be to the units.

Possibly LVT for everywhere except the utility, which will have access to garage and outdoors?

We have wet underfloor heating and a 5 year old and 1.5 year old, so was thinking tile is a bit unforgiving?

From what I remember most of the cost was the bi-fold doors - we're fairly sure from memory that the bi-folds were £2.5k ish and the 1.9m x 30cm ish window was £700 but can't find a breakdown anywhere. Would be easy to get a quote from them though.

I forgot that the total figure also included a second full height door out into the side return...

£2k + VAT for a window of that size is definitely pricey.
