    I would get someone out, just to fault find it as it’s not always the Board. I’m sure that fault code refers to the gas valve but on the occasion it turned out to be the PCB

  • I've used both Rokas and Full Flame and both were good.

    Rokas did a good job of trouble shooting and identifying a problem very methodically.

  • Montpelier house. Someone offered 420, won't go any higher. I went in at 425 in a really strong position and seller is holding out for 5k more, despite nobody else putting offers in and not that much interest at the moment. Said I'm not moving.

    Previously agreed sales at the asking price have fallen through twice and the seller has somewhere to go to with no upward chain.

    It was also listed when the stamp duty holiday was in play and achievable....

    If she has somewhere to go to, how quickly can it all be done if solicitor and surveyors aren't too busy?

  • Seller sounds like a clown.

  • When the PCB went in our old boiler in our old place I bought one off eBay for £25 and fitted it myself. I expect the PCBs for more modern boilers are pricier though.

    A month or so in theory. Probably more likely a couple.

  • Got a surveyor recommendation off here from @lemonade I think (Jon at domestic surveys) and earliest slot they have is 17th August lol. Really want to use them but that's so long.

    That's really useful cheers. Would hope solicitors are a bit quieter now

  • I need to redesign my front garden in N8.

    This will be to remove a hedge, smash up a concrete path, remove a wooden fence, clear the ground

    And then to build a nicer path, brick wall, and work with us on the layout and rest of the garden.

    Are there any forum recommended garden renovation / builder types for North London?

  • I looked in to this earlier in the year.

    tl;dr all designers and groundworks cos. are really busy for obvious and boring reasons. You might be in a for a wait, then get a rushed job that you aren't happy with.

    We are going to wait another year before trying again. Or just DIY it piecemeal.

  • Do it yourself, or at least design it yourself, from what I have heard from pals who've tried most ground work /garden designer types only want to churn out certain templated designs they have done before.

  • Similar to Howard, I've been looking for someone to rip up my front yard, wall, etc and put down nicer stuff and it's been a ballache. Of the 3 who came to quote one quoted an outrageous amount and the other two just stopped responding (for a decent £8k or so of work).

    I've done this bit, but I never got the feeling that builders or ground works cos. would take it at all seriously! I think if you DIY design, you then have to DIY build...

    Hack off all the cement that's on the stone walls (or in this particular walls case - stone/brick/breezeblock...)
    And whack some lime plaster back on and redecorate

    Nothing to complicated in that room but is still laborious work...

    no chance. i would definitely not be aiming to get in before stamp duty deadline

  • my gardeners/landscapers didn't have an issue working to my design. of course we had to negotiate on some of the stuff they found fruitier (i.e. they hadn't done before) but by-and-large they've done about 80-90% of what I'd wanted. did take an age to find someone though, then an age until they actually started... was surprised they didn't totally fleece us on the quote tho - gf's mum quoted 7k in swindon for patio only (!); our guy doing full garden landscaping for 4k (!) (including materials/shed but not including plants)

  • Apart from the aav, probs the same on the one I replaced. Instruction say gas valve but it was the pcb.

    If you can, track down the people that put cement on those stone walls, and see if you can't bury them in it.
