A month or so in theory. Probably more likely a couple.

Got a surveyor recommendation off here from @lemonade I think (Jon at domestic surveys) and earliest slot they have is 17th August lol. Really want to use them but that's so long.
That's really useful cheers. Would hope solicitors are a bit quieter now

Montpelier house. Someone offered 420, won't go any higher. I went in at 425 in a really strong position and seller is holding out for 5k more, despite nobody else putting offers in and not that much interest at the moment. Said I'm not moving.
Previously agreed sales at the asking price have fallen through twice and the seller has somewhere to go to with no upward chain.
It was also listed when the stamp duty holiday was in play and achievable....
