  • Scaffolding outside our place and our flat roof is getting ripped up and replaced. Just before / during a thunderstorm. Holdme.

  • If I now got a mortgage, does this mean I can go back to eating avocado on toast?

  • No; now you start a renovation instagram account and. haemorrhage money that way.

  • Fuck thats so accurate

  • Okay but can I least get flat white now?

  • No; now you need to start an Pinterest account and a renovation instagram account and haemorrhage money that way.

    FTFY

  • So I'm about to exchange with an hour's notice and surprise, all the moving companies I had quotes from are booked and all the local van rental places are booked.

Maybe I need a wheel barrow or a golf cart

  • Can't access this link.

  • a hidden place?

  • What’s the first rule?

  • Well that happened fast as hell- our offer just got accepted on a Warner in E10. I've not even viewed the place yet. yikes.jpg

Is Gold Crest still the Forum Approved Surveyor or are there others in Walthamstow / Leyton that I should be looking at?

  • Congrats! I did exactly that with the house we're buying - it's worked out fine, I figured if you know exactly what you want it's not that risky.

Good to know, I was wondering if I was being a total pilchard by doing it. My wife's seen it and loves it so it's not entirely unseen.

Speaking of, my flat is up for sale now - if anyone's interested in picking up a sub-£300k flat on the borders of Walthamstow and Leyton and Clapton. It's a good little spot. https://www.zoopla.co.uk/for-sale/details/58919292

  • I've had two new builds now (including the current place) and the two biggest positives are modern building techniques; ie knowing where all the wires are, that all the walls are straight and that everything is in warranty for 10 years

Probably very little is actually covered for 10 years unless you purchased additional cover.

It's mostly 2 years for everything covered and repaired by the developer.
10 years for Structural issues with foundations, walls and roof.

  • Congratulations!

Now comes the fun DIY part.

  • all the walls are straight

That's well overrated. I love DIY taking 5 times longer because I don't have a right angle or a straight line in my place.

  • Completely agree.

Took measurements for my kitchen only to find out the bloody ceilings sloping. Meaning a rejig of units.

  • Well off course things like electrical goods or those plants they put in your front garden aren’t covered but ‘structural’ issues covered / guaranteed for 10 years?

    Sign me up

  • Things have to be royally fucked up at scale for the NHBC to come and help you. Their customers are builders first, buyers second.

  • now you start a renovation instagram account

Just to clarify @edscoble renovation Instagram accounts are never OK.
