• We've got a loft conversion booked in to start in September. I just had the building company get in touch to say that due to unprecedented rises in material costs they are going have to up the initial quote by 3.5k or have to pull out of the project! Apparently the cost of timber has risen by almost 20%. Anyone else seeing this effect their own projects?

  • Yes, material costs are a bit bonkers at present. Timber, ply, cement, steels are all well up. My builder re-quoted back in Feb. I ended up doing some value engineering to get it back down , but it was still above the original 2020 quote. Is the 3.5k for timber alone? Seems very steep if so. If that's the full build, steels, other materials, labour increases etc. then that could be right

  • Different scales, but an architect neighbour had I think initial quotes around 12 million for a commercial build they were involved in. That included 15% on top of the usual as they were expecting the increase in building material costs. They’ve since had to revise it up another 15% because of the lack of supply
