@si_mon628 cheers for that :) In this area you'd almost certainly get your money back but not add much £

Isn't Low Hall sports ground in the middle of a load of factories and the council tip? I'm opposed to secret cinema as a concept but it does seem like a pretty out of the way location
That's kind of the point - it borders onto the marshes which is a Site of Special Scientific Interest and despite Secret Cinema's claims about background noise levels (based on the noise when a train is passing) it's a wonderfully quiet area. But it's also less than 600ft from the nearest houses.
Secret Cinema described it as an “underused field next to a brown field site” or “a field not valued or used by the local community” which is bollocks because it's well used by local sports teams but apparently they don't count.
But like you said it's the frequency/duration which is mental.

Should I be looking to replace it?
Will it make any difference to the water pressure if I only replace the section inside the house?Yes and yes. We did it at our old place for the bath. We are also going to do it here (he says, having just stepped out of his electric shower which runs boiling hot then freezing cold due to shit water
pressureflow). -
• #46305
the flow rate is limited by the weakest part of the pipe run.
Which is what that is normally - the pipe is bigger on the other side of the outside stopcock.
You might think that standard 22mm domestic piping would be a barrier to increasing pressure but I can tell you from experience that if you improve the connection between the stopcock and the rest of the house your water
pressureflow will improve. -

completed
Yay, that must be a relief. Buying then selling would be officially outside of my comfort zone, even if I ended up with two mortgages for a while anyway...

My house went the market on Tuesday. Went live online at 12:00, and had 15 viewings booked by 3:00. Madness....🤯

Looks great, bet it throws in some super nice light.
Whats the rest of the plan for the external now - lower down the priority list? -
• #46316
That looks excellent.

Thanks. It's West facing so the hallway in the evenings gets some great light. Now everything else looks even shitter in comparison, I'm hoping it's a motivator to do more stuff. Still waiting for the survey/investigation work for the rendering and general exterior tidy up. The weather has not be helpful. Then a tidy up of the woodwork of the porch too. But the rendering is pretty high priority, just have to get some one to do it.

I remember the day we finished with removing pebbledash, new front garden, path, fence etc - the sun was shining and the gaff looked totally different. Once it all comes together it will be mint but I wouldn't stress too much about it as generally you want to get your internals sorted imo (unless leaks, damp etc)
-
• #46319
Cheers. 50% of the rendering is to prevent any damp problems. There don't appear to be any now that the roof and windows have been done, but I'd like it done before it gets to autumn/winter again.

House & Co.
I bought it through them, so they gave me a discount. They are deffo the most prominent agent in BS5.
Theres one on my street, sold in approx Feb, fairly sure the folk/company who bought it distance and didn't actually view it. Had been not touched since the 70s, old lady that was there decorated every internal surface with a serious smoking habit, plaster blown, windows rotted out, heating system from the before times. Sold for way too much, I think they are trying to get out of it by making it 'look' as good as possible without actually fixing it.
Every day I see trades outside basically just swearing constantly on the phone 'can't be done, i'm not doing it like that, pay me now mate' sort of conversations as they are being put under pressure from this distance flipper to get this shed of a flat turned around and back on the market. Poor poor bastard who will buy that one; they've just dot and dabbed sheet over the top of every wall and ceiling in the place, then cut and fitted new socket covers.
