That looks ok quote wise, and is a lot more than tiling.
My builder took three days to tile if not more, which is a bit slow, but he did a decent enough job. -

I think you have the amount of days or the cost - to me £200 per day is cheap but 6 days is about 2 too many but the total price looks about right. So that would be my 2pence

Thanks to all who weighed in. The guy's work looks great and he seems to know what he's talking about, pointing out things others haven't, so think we'll just go for it and accept it might take slightly longer than others, but will hopefully be very good.

Fast, good or cheap… choose two.

That’s going to be fantastic! Any more details? What doors are you going for?
-
• #709
Thanks- I'm pleased with it so far. Doors will be Reynaers CP130 Sliders. 2 panels, so as little frame and as much glass as possible. Frames will be hidden behind the brick externally, and internally, bit like the attached that my architect has previously designed

There are 2 floor to ceiling windows to go on the side of mine too . Pic makes the brickwork look wonky as anything. But it's not in the flesh, just my dodgy phone camera

Inside layout is something like this

That’s going to be splendid. We went for three sliding doors to maximise how much of the back we can open up but the neighbours oppo have just two and it looks fantastic.

Given i live in the North West, there aren't too many sunny days where the doors will be open in reality!
-

ooooh
I like that. What are you going to reclad with? Something different presumably as you've taken the tiles off?
-
• #715
The builders shouldn't have taken them off ! Originally we were going to replace front and back tiles with black charred timber . Planning refused the front as the house is in a conservation area, and we decided not to do the back to keep everything consistent.
If the sinking fund remains intact we may clad the back , otherwise the builders will have to put some like for like tiles back on. Now they're off I'll get some insulation in there too

That does look nice but I really like the original tiles too!

I wish they were a different colour tbh. They're a strange brown-grey dependent on light , but they are period correct... With the lead around them tidied up they will look pretty good.
As an alternative I keep mulling over changing them and the roof to a single matching tile a few years down the line.

We've got a loft conversion booked in to start in September. I just had the building company get in touch to say that due to unprecedented rises in material costs they are going have to up the initial quote by 3.5k or have to pull out of the project! Apparently the cost of timber has risen by almost 20%. Anyone else seeing this effect their own projects?
-
• #719
Yes, material costs are a bit bonkers at present. Timber, ply, cement, steels are all well up. My builder re-quoted back in Feb. I ended up doing some value engineering to get it back down , but it was still above the original 2020 quote. Is the 3.5k for timber alone? Seems very steep if so. If that's the full build, steels, other materials, labour increases etc. then that could be right
-
• #720
Different scales, but an architect neighbour had I think initial quotes around 12 million for a commercial build they were involved in. That included 15% on top of the usual as they were expecting the increase in building material costs. They’ve since had to revise it up another 15% because of the lack of supply
-
• #721
more anecdata but we're due to have our garden done imminently but the gardeners have been having a real hard time getting hold of timber. constrained supply presumably one of the factors pushing up prices across the board
-
• #722
Yeah that's the total additional cost on top of the original quote.
I was reading an article on this the other week and thought it might effect our build and so no real surprise just annoying as it eating into our contingency. Looks like I'll be doing more of the decorating than I had originally planned! -
• #723
Yeah can confirm. Pals having work done and he’s found the same.
-
• #724
Unfortunately that's within the bounds of current reality then. Are they quoting a fixed cost? Having it fixed has somewhat protected me from further rises , e.g. a 6% increase in window supply costs recently

pushing up prices across the board
Wheyyy
No not really, just a window on one wall. Other than that it's just a box.
Maybe I'm just being naïve but I thought it would be 2-3 days. Probably best for me to just get some others in to quote then I'll know if he was way off.
