  • It's under 18m and standard construction with block and render no cladding, there are vertically stacked balconies but no wood etc.

    In March the valuer for HSBC requested ESW1 and valued at zero. Our buyer waited until the guidance change in April and tried a different lender (Barclays).

    In both instances I met the Surveyor but decided on the second one to get my evidence together and ask his opinion, I don't really want to post what happened in detail here but he changed his opinion, went away and checked current guidance and gave us a market valuation.

  • Yeah, it definitely falls out of scope by any of the measures at any point.

    The new guidance makes it clearer, but the default position is an assumption on construction type, without the facts which is frustrating.
