Give them a call and ask - they might be happy to swap it for another colour which you could use elsewhere. Mind I'd just say you bought it there and lost the receipt. The railings colour is much nicer, good move!

Cheers, will do. Might send ms_com as she might be more believable than a gruff beardy Irishman.

When he showed us the picture, there was an immediate "we've made a huge mistake" moment. Hence the panic run to Brewers in Peckham as that was the only place open early enough this morning with Railings in stock. They were a bit dickish so not likely to try the switcheroo with them.

Yeah that ultramarine is a bit naff.
New blue looks sick. Good move.

yeah this - I checked with work and there was nothing on the systems - I just spoke to my neighbour and look at my neighbours plan for their extension where they found the main
If you want you could get a cctv survey done to check the condition of the drain

Help - I need some ideas on how to reconfigure our first floor to fit in another bedroom. There's currently a lot of wasted space in the bathroom (inc. a fireplace?), the landing leading to the bathroom and the master bedroom is currently only occupied by a 6 year old and Lego.
Ideally we'd want a smaller bathroom and utilize the space for another room, but in my head I can't quite work it out. Not enough funds for an extension or loft conversion :/

How large does it need to be? My master bedroom is currently divided into an office and a smaller bedroom.
Only way I could think would be to do that and see if you can get enough width to have a bed widthways across the window, and maybe a bit of hanging clothes storage to try and stop the furniture from eating up any remaining floor space...
It's not ideal and the bay window might look a bit odd if it's right up to a wall, but it'd just be a couple of partitions so pretty cheap until you could do it 'properly' with a loft extension.
I'd assume if you start moving bathrooms and plumbing around then you'll end up edging getting toward the price of a basic loft fit out

Windowless bathroom nibbled out of master bedroom, long thin bedroom 3 where bath room now is. Bed 2 / bed 3 internal wall in line with edge of outrigger.

But if you got rid of the fireplace, how would you heat the bathwater?

^^^^door looking 100% gangster up there. Nice.
Can anyone recommend an estate agent to flog an ex council flat in the Leyton area? I'm looking at places from Portico and Stow Brothers but I suspect they're a bit posh for this gaff.

Na, go for Stow Brothers.

I used Nested, was very pleased with them.
Stevo I think used them too, and he now has a lovely front door...

(there's a referral code in there of course, which would cut your fees and give me money if you used) -

Stow brothers - reasonable %, good sellers and pretty decent to deal with in my experience. Bought and sold with them

My buyers have just had their mortgage approved, with no EWS1 required. Been waiting over four weeks since the valuation for confirmation, so this is a massive relief.

Anyone giving away a wallpaper steamer? Gave my father’s steamer away thinking he didn’t want it back and now I’m loath to buy a replacement.

Got one I’ve lost the power cable for, but think it’s just a standard kettle plug so shouldn’t be too tough to replace. I’ll dig it out and can either drop by or I’ll pass it to Leonie or Greg

Oh that would be much appreciated. Thanks!

We were impressed with Estates17/10 when buying earlier this year.

What's your building like? Has the bank said before that they'd want an ews1?
-
• #46224
It's under 18m and standard construction with block and render no cladding, there are vertically stacked balconies but no wood etc.
In March the valuer for HSBC requested ESW1 and valued at zero. Our buyer waited until the guidance change in April and tried a different lender (Barclays).
In both instances I met the Surveyor but decided on the second one to get my evidence together and ask his opinion, I don't really want to post what happened in detail here but he changed his opinion, went away and checked current guidance and gave us a market valuation.

Nice. Sounds like one that never should need an ews1 in the first place so glad they listened
One has been opened but not used/touched. There is a Brewers nearby but wasn't sure how accomodating they would be with stuff bought online direct from F&B. It's one of those costs that has been consumed by the general reno costs, but I agree it's enough to think about trying.
