40ish+ was what we were quoted having done very little research. Just be aware of fire regs if downstairs is open plan (no separation from stairs to living area), will have to install a sprinkler system or make non-open plan to get is signed off!

We're getting ours done later in the year. I got 5 quotes ranging between 50 and 65 for 2 bedrooms and a bathroom. Those quotes don't include the bathroom suite, flooring and decorating. So somewhere between 60 and 70 all in depending on what you spec for things like windows etc.
