  • The RICS says any kind of cladding shouldn't be an issue if it covers less than 1/5th the total building, but we'll just have to wait and see.

  • Yeah I saw that and our building is 13% but the surveyor I spoke to said because it's on more than 25% of elevations it might be tricky, there is some ambiguity in the wording I think.

  • 40ish+ was what we were quoted having done very little research. Just be aware of fire regs if downstairs is open plan (no separation from stairs to living area), will have to install a sprinkler system or make non-open plan to get is signed off!

  • We're getting ours done later in the year. I got 5 quotes ranging between 50 and 65 for 2 bedrooms and a bathroom. Those quotes don't include the bathroom suite, flooring and decorating. So somewhere between 60 and 70 all in depending on what you spec for things like windows etc.

  • Honestly the big aggregators are pretty good - so moneysupermaket, gocompare etc

  • @motman @.Rodders Keep hearing people say 30k - but 40-60k sounds more realistic. Have an open plan so will be also needing $prinkler

  • 40-60k is the range I’ve always worked with (add more for custom specs on internal/external)

  • You’ll most likely need a specialist company to do the sprinkler system

  • I had these guys quote me 4.5k for 3 nozzles to cover the open plan ground floor. That was just for installation so you need to chase out the walls for the pipes and then make good after as well! Going to speak to the BC guy before deciding what to do but its either the mist system or getting folding doors to close off the living room. All depends on what your layout is like.

  • This is 'sometime in the future' thinking - but has anyone done a loft conversion which is like posh boarding out with insulation in the rafters, ceiling and floor added, but no rooms? That's what I'd like to do - with 1 opening rooflight and an electrical socket or two. Maybe no fixed stair (so it doesn't become a 'habitable room'). Basically to make it a warm controlled space instead of a cold draughty space.
