We had a 4m wall taken down, steel beam in, one door bricked up and the other with a new lintel put in then false ceiling put up in a room 8x4m (plus 2 fireplaces removed) done in November. It was 5700£ in Edinburgh. With plastering and some rejigging around windows it was 8200£. The finish was not perfect, there were minor bits of fresh plaster with some scrapes which needed filling but other than that it was very good.
When he came for the quote he measured everything, asked questions, made notes (basically a professional) rather than the others which basically glanced at it and left.
If you're in Edinburgh and get someone called Ryan at building control, cancel and start again. He was fucking useless and became my nemesis for 6 months
Thanks @Soul and @Cupcakes - appreciate the response. I think we were maybe skewed by an off the cuff comment from a tradesmen and our architect that both said ~£4k. But, we're in the process of getting more quotes so can compare there for sanity checking too.
It doesn't include new flooring - I'm going to do all that myself. We've already paid engineers fees as he's done a bunch of other stuff for us for an extension. It does include building warrant though.
Maybe its not so bad then...we'll see what others come in at. Cheers!
