  • HI! Sorry, totally meant to give you a shout too... im all good - turns out my bath came with them.
    Literally just putting the finishing touches on the bathroom today.

  • No reason at all the new ones are fantastic.

    I have a Sonos Beam with mine, which is great as it uses Arc which means I can turn it on with voice AI.

    Looks like the newer models manage multiple HDMI inputs better too (via an external box) so get EVERYTHING plugged in.

  • There’s another one round the corner for about the same price. Bigger communal garden but less of its own. I’d love one but you know, Beckenham .

  • I don’t really know Beckenham, my thinking was that of AndyP lived there it can’t be wall to wall cunts.

  • We lived there for 7 years until we had kids. Great place and so easy to get into London. On the flip side it could take an hour to get onto the m25 if the traffic was bad. The best part was Tammag Thai in Crystal Palace, still reminisce every time we pass it.

  • Seeded/sowed. Levelled out some old fox activity, raked twice to get as much of the last detritus up as possible. Attacked with an asphalt rake to rough it up. Raked again. Sowed. Raked. Sowed. Raked. Walked about a bit. Watered. Fucked. Couldn't get the sprinkler to behave in the wind so resorted to the hose/gun.

  • "crosswall" house - we have one - close to no insulation in the facades above and below the glazing. ditto roof insulation - sauna in the summer. plastic cladding nailed straight over rotten timber weatherboard, leaks around the windows. full rewire because a particular brand of 60's pvc cable had a fault that caused it to break down and all the fittings to ooze green goo! just my woes though - Check the roof too - asphalt likely. there might be some tasty tropical hardwood parquet lurking under that carpet but if the bitumin paper holding it down is blown it's a huge job to restore - have a heathy contingency is the general point ! ...

  • Looking good, how much further does the garden go back (from where you've cleared up to) and how much are you going to try and clear?

  • About 2/3 has been cleared. Will thin out the rest, rather than fully clear all of it. Enjoying the semi-magic of our own mini forest with blackberry picking when the season come. There's a big laurel to the right of the big white sack. Shed/workshop will go in behind there. Will need a new back fence to stop mini_com taking a 10ft swan dive into the brook. Currently the undergrowth is serving that purpose. There's also some large shrub that the council will likely give me shit about if I don't sort that sooner or later.

  • @Dammit Viewed a house very much like that in New Ash Green, looks very similar, like the style but everything seemed quite brittle. Lots of non loading bearing walls and lots of wood panelling that I’d imagine would need lots of upkeep and with neighbours that would expect it to be done properly, which tbf is fair enough.

    If anyone is looking for an architect, a good friend of mine is setting up his own practice. Working for 20 years, qualified for 15. As his own practice is new, he has no official portfolio, but could talk anyone through the work he has done if anyone is in need of someone to do pretty drawings etc.

    Based in Whyteleafe, Surrey. Initial focus will be residential work.
