A couple of busy days screeding over/around underfloor heating pipes. Even though nobody will ever see this after the joiners puts the boards down next week, I got obsessed with making it as smooth and glossy as possible.

When I was a kid a couple of the shops we went to had this grubby industrial flooring, I guess a kind of vinyl with integrated skirting, but it had a non-slip surface that sparkled like it had little bits of mica in it. I was fascinated by it and thought it was really glamorous. I don't remember what colour it was now maybe a dark red.

You might want to leave some budget for replacing joists. Once you get the old boards up you will get a good look at them.

Thanks- some nice stuff on both . My architects supplier came back with costings at over £60 sqm for tiles for 2 bathrooms, so i need to look at some cheaper alternatives....... much value engineering needs to take place

Yeah- Im sure they'll be all manner of wonderful surprises once we start stripping out. I'm sure the bathroom joists will need attention. Hoping the rest of the house will be ok as it's built in 1968.....

I ended going for some very similar Topps tiles for my bathroom, half the price of Claybrook and my builder couldn’t see why they would be different prices as they were the same material.
What kind of times are you after?

So confused by the fact I can't reply to myself, just pressed "Edit" 3 times before I understood what it was telling me...
Anyhoo one thing the CJ Holland piece does mention is a bathroom suite supplier who just has a warehouse full of old discontinued stock, going back decades, that you can pick from. I kinda like the idea of this - probably more than one such place - anyone any experiences/recommendations?
Is buying a deadstock avocado suite more pricey than a new retro-chic one?

Yep - there's a lot of stuff out there that is variably priced to say the least.....
Tile wise, I'm looking for large format 60x60 tiles, maybe 60 x 30, concrete like finish. warm off white colour. Bit like the wall tiles in the pic attached (though they are of course a different size).
Open to plain un-bevelled matt titles as well, as this would be cheaper still.

I'd find some local suppliers and talk to them in person (when allowed) as unless you are talking real concrete tiles porcelain is porcelain and the price differences are artificial (prob not entirely true).
Sounds odd in this one click purchase world but you can also get a discount buying in person, I wound not have been able to afford my taps at "retail" but EC1 bathrooms gave me a substantial discount without even asking, same with Bette bath.
I got thew feeling the prices you see as RRP on higher end stuff are "project" or punter prices only paid by those who are spending other peoples money or don't know any better and there are real prices you pay face to face. For instance the Bette baths are often discounted by the same amount everywhere. -

Mandarin stone have concrete effect porcelain tiles like that at 25-45 psqm. Which you could negotiate on. Ebay is also worth a look as often ppl over order and sell on there

I always think it’s worth seeing if you can return tiles. You can return to Fired Earth, but not Mandarin Stone etc....
Its so annoying to have half a box of tiles you can’t return and end up storing for years.

Yes porcelain concrete effect, rather than the real thing. I've been trying to use local bricks and mortar suppliers and negotiate at all times. Got £4.5k off RRP of bathroom suites and supplies following a couple of discussions last week

I bought some sealed from Diespecker when I picked up the tiles, pretty pricey at 40 quid a tin but I remember having a black marble worktop in a previous flat which was HELL to keep safe/clean/undamaged so would recommend using something decent on real stone.
Bamboo floor samples arrived... Some are nice . Hard too, much more so than the engineered wood samples I've had.
Next question, does anyone have any recommendations for tile supplier?
