• What portion of this is existing? I can kind of work it out from where the steels are running.

    I wouldn’t get too hung up on cost from an architect’s estimate without speaking to a builder once you have the building regs drawings.

    We’ve pulled back on certain parts of our finish and simplified the build to focus on the stuff that is going to be there forever - stonework, windows etc.

    It will mean hanging some cheaper doors for example but that’s stuff we can change in a few years if we want to.

  • Do you mean are we extending? The footprint is remaining the same but we are re-configuring the internal space - knocking through into the garage, removing a chimney breast.
    The house is Victorian but is a cottage which has been extended several times over the years, it is also in a conservation area so we are limited with what we can do on the external. The architects will also be doing all of the building work.

    Couldn’t have afforded it but it would have been nice.

    Today I’m sinking fast trying to coordinate windows with the joiner who our builder recommended, who happens to know the guy making the windows. Quite often I am the last person to know about the windows.

    Oh and finding somewhere to live with two dogs when they knock through in eight weeks. Aaaaaaaaarrrrrggggh.

    And putting down down pipe work for underfloor heating.

    (Why am I titting about on Lufguss and watching cricket?????).
