  • I paid about £200 for the equivalent (including measuring up and installation).

  • This is the mortgage lenders valuation, so we need the surveyor not to say - not obvious what the building is constructed from cannot value without EWS1

    That's the basics of it.

  • 1.19% interest on a 40k loan from HSBC to buy them, if that makes a difference to your calculations

  • No edging on the tiles too. I like that.

    We had a customer a couple of years ago who sold his house, boiler broke down in the week after sale and instead of calling him and getting him to front the repair who would have then called us, they got someone else out said it wasn’t fixable and got a new boiler. He said I’m not paying that and they took him to court, they won and it cost him 7 grand. Very unfair but folk are dicks

  • Not sure what area in London you're in but when I was an EA (Hackney) a garage/secure underground parking space would usually add 20-25k in value to a property.

  • Like @villa-ru we went for window film from Purlfrost, who I'd highly recommend.

  • we've got some temporary voile half window panels. they're utter pish and look fully gopping but it means I can use my living room without having to see my (bad and hated) neighbour peering in whenever he passes. we live on a quiet enough road that it wouldn't be an issue, if it weren't for that utter [redacted]

  • Funding from an offset account (I assume?) makes a lot of sense. If you are going to live there for a long time and would otherwise rent the garages it feels worthwhile to you.

    The harder question is whether there is a buyer for them if you moved out and what the liquidity would be if you needed the cash back. I suspect not great ?

  • Ouch. Hard to see how you protect yourself from that. Maybe an argument for getting a boiler service done when selling?

  • I didn’t understand how that worked tbh. If I buy a car from A and the block cracks ten miles down road after handing the cash over that’s on me unless A was silly enough to offer some kind of warranty.

    Unless by sale they meant exchange then the sale drifted through without it getting fixed.

    I think that if I renovated the garages inexpensively and kept them as two separate units, each with its own lease then it would be straightforward to move them if I wanted - there's a waiting list of 18 people currently for renting a garage in the grounds of the block.

    However, if I were to make the two single garages into a double garage I don't know how easy it would be to sell my 50k Uber-garage it is true.

    I'm imagining a workshop in one side and the car under a cover on the other side, with power run from the flat.

    We keep talking about moving to a larger property with a double garage of it's own, but not really sure where that would be so it's probably not going to be immediate.

  • My Miele doesn't make any noise, which annoys me... I have to set an alarm so I don't crease my success chinos and victory polos...

  • Yeah I have some of this stuff, and did on my last place, bit obtrusive in the lounge I find, but often the lesser of two evils. I quite like being nosey and so does the cat and our road isn't too busy anyway. I got recommended a shutter/ blinds guy today, apparently he's mad cheap and good, but we'll see.

  • Normally there's just parked cars and not a lot of park - this way you can see if if you choose to without having people looking in.

    We've got another bay upstairs with even better park views so I don't think we've missed out on too much, and with it being a corner house it can feel quite overlooked.

    If we're still living here when my hedge has grown tall enough I'll take the film off again.

  • Yeah they proper shafted him, you've got that week after the sale if things go wrong though so they used that to there advantage although the way they went about it was very shady.

    Whereabouts was this? This appears to be a thing in Scotland but not in England.

  • Knocking sound coming from around the area of the bathroom rad when the heating warms up. Also a bit of water hammer type action from the heating too. Just went round all the rads to make sure it wasn't just that they needed bleeding. What else could it be?
