What does it cost to rent a garage - £50-100 / month? Put a 5% cap rate on that and you get towards a valuation of £20k.

I pay £306/quarter to rent an identical garage a little further down the row from the two in question.

Ok, so £100 pcm or £1,200 / year. Depends what your personal cost of capital is but £20k sounds like bargain to me (6.1% imputed post tax return).
