Honest advice, walk away from that. As a FTB that is a fucking big project. Roof looks knackered, damp everywhere, electrics need re-doing, re plastering, floor is going to all need to come up and be re-levelled, windows will need redoing and then you'll need a new kitchen, bathroom, flooring, painting, curtains etc etc. The boiler is probably quite new but it's a less well known brand (think that range started in 2018 according to Which). Neighbours fucked up rear extension looks to be leaning into your garden and as others have said is an eye sore.
Punt a lowball offer if you're up for it but don't go anywhere near asking, the house is a mess and the owners aren't going to fix it anytime soon. But corr not for the faint hearted

@tenderloin cheers - I think that is the right call. Will keep my eye on it though on the off chance it goes down. Estate agent, who wasn't well informed (said it hadn't been lived in for years but the neighbours next door say it had been rented out until very recently), said due to the where the estate divvying up is that it'll be min 8 weeks. So the prospective buyer might miss the stamp duty holiday I think which won't help the seller.

-the above point makes it more likely that next doors extension was illegitimate. Can't see anything on council planning website
-boiler 1 year old (wanted to keep it heated the estate agent thought)

-could not feel any active damp
-could not get to loft (tiny hole in bathroom roof)
-floors felt solid
-interior needs full works
-estate agent reckons it'll get asking price and advises if I'm going to make an offer to do it by cop tomorrow
