Hmm, my LTV is lower but I'm not getting rates that low. Is it affected by your income? Eg higher income lower risk so better rate? Still going to be half the rate I'm currently on though!

-deceased estate, not been lived in for a few years. Will take them 8 weeks to go through the legal stuff to then be able to complete.
-the above point makes it more likely that next doors extension was illegitimate. Can't see anything on council planning website
-boiler 1 year old (wanted to keep it heated the estate agent thought)

-could not feel any active damp
-could not get to loft (tiny hole in bathroom roof)

-interior needs full works
-estate agent reckons it'll get asking price and advises if I'm going to make an offer to do it by cop tomorrow

Lots of little bits of damp which may be surface level or may indicate something is proper fucked.
Reg neighbours flu, obvious answer its to paint it yellow and attach a submarine at the bottom.

At some time, probably yes.
The problem with the regs is that they're ever changing. Stuff that was done even 2 years ago might not be fully compliant with the newer regs, but that doesn't mean that everything that isn't compliant with the current regs isn't safe or automatically needs to be condemned.
Also, wouldn't everything up to the electricity meter belong to the power company (Npower)?
From my untrained eye the consumer unit looks about 10-15? years old and the cables where the cooker used to be look vaguely modern. But the various sockets and stuff would probably mean it was only a partial rewire last time and it'd be safer/easier to get the whole lot redone.

Of course the estate agent says it'll sell at asking, I personally wouldnt be putting asking price for that if it was me.
That extension is a fuckin eyesore and something id not want next to my property.
As said, ton of damp and that place is a money pit. Depends how much you want it, but I would be looking around and seeing what else there is on the go.

If you like 40k kitchens... look away now.
Our kitchen has a shit lumpy lino floor that has been laid on top of some older tiles. It’s cut around the base of the units so I assume this was done because the units are laid on top of the original tiles. Do I have any options to improve this without removing and reinstalling the unit?

I live in a not dissimilar sort of house (not in Bristol), with some not dissimilar problems...many of which were not diagnosed or picked up i the survey when I bought.
It seems like you've gone into this with your eyes open but absolutely don't under-estimate the amount of work/money that goes into making some of these things good (I naively did and it's been stressful at times).
Also try not to let yourself get rushed by anybody during the process. Do things in your own time and make sure you feel as comfortable as you reasonably can (obviously the whole purchase process is one long squeaky bum time). By all means chuck in an offer you're comfortable with to get your foot in the door but following that try to keep your own needs first and foremost.
I got bullied by sellers/solicitors a bit (in hidsight I think they took advantage of my good nature and FTB naiveity) and I would encourage you to be strong and make peace with feeling confident to walk away if you start having nagging feelings.Like others have said it's got bags of potential and I wish you the very best :)

I don't really want to go into it here, but we're remortgaging with the same provider so their assumptions are the same as when we bought the house 5yrs ago.
We used a broker. Well actually the broker we used first time around called us up and did everything, which with a little baby and work suited us fine.

My parents house has shit like that in it. Basically electrics that haven't been touched since the 80s. Feel mild discomfort at the fact they never saw fit to rectify it, but guess it was never a pressing problem.

To which I would add, now I have seen all the pictures:
Possibility that it needs the entire roof replaced, timbers and all. That is a lot of damp.
new guttering,
get rid of pebbledash, fix whatever problems it was hiding, clean and repoint brickwork
Take internals walls back to bare brick and replaster.
New plumbing throughout - look at all those bodgy compression joints.Unless you are a builder and do everything yourself and materials at trade rates I don't think the costs required would be recouped in the sale price, and I would walk away.
