The only time in past I would love to live in is late 80s/Early 90s London when you could buy a place in Islington on graphic designer wages.

Carpet or laminate in the living room - 2 kids and a cat for my sins. Laminate feels 'easier', but carpet plusher (and softer for young 'uns, obviously). Struggling to find a' hard wearing' carpet that looks like it doesn't belong in a 70s office block.

Not really. I'm under 18m with minimal cladding.
I think the idea is that this change to guidance comes with an agreement form the lending/valuation industries that only buildings that are in scope will require an EWS1. So both yours and mine should be fine.
Still, it'll require underwriting by govt.
