  • looks a good start but obviously check you don't have any small cuts. We've had cork tiles in the utility for several years -dead easy to lay and fix

  • Two questions if I may...?*

    1. Do you have to seal them?
    2. Can you lay them on unlevel floors or does it need millpond flat?

    *I guess that's actually three questions.

  • I sealed mine with Osmo floor oil, sub floor does need to be reasonably flat. If it was existing floorboard floor I would overboard with 6mm plywood.

  • Yeah I had to level mine with a screed. I think it’s pretty flat now, 2mm deviation max.

    These ones come sealed with a wax finish. They can be sealed again or periodically using a whole load of different things. Just brush it on then wait for it to dry.

  • Finally got planning permission through for our kitchen extension- it’s pretty modest. Small extension, raising a floor to be same height as main kitchen and apex roof rather than sloped, removing some plumbing and putting in some patio doors.

    This is the first time I’ve undertaken A structural build job at a house. I’ve got three firms looking at architectural drawings and expecting quotes over the next few weeks.

    What kind of thing should I look out for when quotes come in or even discussing before they quote and then what kind of things do I need to make sure of when quotes do come in?

  • Well our house purchase has pretty much fallen through as the seller won't break the chain so we've no chance of completing in time.
    And our own sale may be about to collapse too.
    We had electrical tests carried out at the buyers' request - and at our cost - as they wanted it done.
    It flagged up the main lighting circuits need earthing. It's a historical issue as we've had no work on it done for the 10+ years we've been here and was not aware of it.
    Buyers say house is "dangerous" and want £2k off - we've said no.
    They are standing firm.
    I'm fed up with them TBH (and the whole selling/buying process) and am prepared to take house off market and put it back in a few weeks.
    We feel they've already got a very keen price.
    And because they've signed a rental agreement on their current place it's effectively scuppered our chances of completing our own purchase in time.
    That will cost us £ for survey and solicitors' fees.
    Our Agent says it also means if they don't buy our place they still have to move out of their own.

    Having said all that I'm wondering if I'm cutting my nose off to spite my face and we should just knock off some £??
    We have found a place we could rent.

  • I think a lot of people dont have the money to do to these things and want to walk into a old house thats like new. Fuckin get a grip

  • I'd recommend any of you re-doing your kitchens to fill holes in around pipework, even behind cupboards. It'll save you pulling the kitchen apart in the future if you ever get a rodent problem.

    They’re great underfoot but they have bleached quite badly in the sun, luckily in a gradient from nearer the windows to back of the room so blends in, though some big marks on the floor where the back door mat was. Something to think about if you have regular sun lying somewhere for an extended time

  • Integration of structural engineer’s design so you don’t end up with unexpected ugly structure that could be avoided.

    A package of 1:50 (or 1:25) general arrangement drawings plans and section/s detailing structure as well as construction buildups and any other building regs issues like sub floor venting etc.

    Thats broadly enough for a building regs submission. 1:5 details of key junctions are also useful.

  • All this cork tile madness. Sorry people but they are ugly horrible cheap shit from the 1970s - the flooring equivalent of woodchip wallpaper- and you should stop before it’s too late. I have lost count of how many houses I’ve pulled cork tiles out of over the decades. Get something nice or don’t do the job.

  • I love my randomly bleached floor. In fact as it’s floating I will live it more when I replace it.

  • Has anyone seen a Thames Water build over agreement that is dated after the extension in question was built. The document gives approval based on the “proposed works” but given it is dated c. 3 years after the extension this doesn’t stack up. There is nothing referring to it being retrospective permission. Feels odd and have questioned the date with the sellers but wondering if anyone else has come across this before. Thanks.

  • If it was just that I’d feel different but we’ve spent £4K putting on a new roof on the extension as they were baulking at a leak which we’d flagged up to them.
