Have you already used the gov portal for flooding? It will give you a good idea of the build up of rain water and best location for drainage.
We did a similar thing in Devon and realised we had a much larger risk of flooding from a southern boundary, despite the obvious risk being water coming down a lane at the front. We moved drains around accordingly, etc.

Their stuff is an extension, ie. their house is intact at the moment. So definitely not "essential" but if they've got drawings done, quotes and all that shit, presumably no one wants to push it back. They were going to stay at ours while the work was done so that's why I'm curious about possible delays :)

That bit might not be legal.

This was before the new rules. I don't know yet when their work is going to happen.

Is that a zone one fan?
Our electrician recommended this one (also from TLC)

Even with tier-n restrictions I don't think you are allowed to form new households.

Lucky we've been living together for months already, officer.

so our flat was relisted first week of november and had very little traction during that lockdown and run up to christmas period.
our new ad with a new agent is supposed to go live tomorrow, do we postpone till late feb? our new EA is obviously pushing us to just list it, but there was so little enquiries and viewings..

My fan has a humidity sensor and it’s awesome

If anyone wants to move before the stamp duty holiday ends, they'd have to be doing viewings now right? Waiting until late February is going to get a bit tight for completion given how long searches are taking at the moment.

sdlt isnt huge for the flat really given its most likely aimed at ftb.
i would imagine its already pushing it to meet the end of march cutoff

Two types of humidity sensing fan - absolute and rate rise. Absolute (cheaper) come on when the air is humid, which includes when it is raining outside and not necessarily when you think it feels humid, the other sort sees rapid humidity increases and triggers from them, which means it captures showers/tumble driers/etc.

Got a link?
Wouldn't mind spending a bit to get a really quiet and useful fan.

We told the solicitor we knew about the flood risk and were going to buy it anyway which might be why she hasn't. Anyway, I will check this lunchtime. Chris seems to be OK so I think we will be too.

I have but it doesn't seem to offer anywhere near that level of detail and I thought it was automatically calculated and you couldn't rely on it for detail anyway?
I wonder if it's more useful for you because we're buying a terrace in E17 and you presumably have a mansion with land being in Devon so you the macro level of detail is more useful?

Was going to put our place on the market In the next couple of weeks once I’d decided which estate agents we were going with.
Now lockdown 3.0 has started think we’ll put it off until it’s over.
Missing out on the stamp duty rebate isn’t first on our list of priorities and I’ve always assumed they’ll just extend it anyway..
Storage place discount will probably end before we even get any viewings.. -

My place is marked as high risk of surface flooding and that didn't seem to impact on the insurance materially but my brother tried to buy a place that was uninsurable due to flooding so always worth a check.

Have also pulled the trigger on replacing the two knackered Velux windows in the loft. Again, something we knew needed to be done but have decided to combine it with the roof to save future access/fucking about/covid issues/leaks.
Looks great.
Will that extractor be sufficient for a fully tiled room with external walls? Or is there another in the roof?
