This is awful.
There are two front doors there (which incidentally, need to be scrapped and replaced with white uPVC to fit in) - so does that mean two different households agreed this was a good idea? Or two sets of tenants have been fucked over by the decision of a landlord?

So on a combi system you always need one radiator thats a bypass thats always on
Isn't the bypass for summer internal to the boiler? The bypass radiator is for when the whole system is on, and is parallel to the rest of the radiators.
Otherwise you'd need a controllable valve outside the boiler and/or extra input and output pipes.

Heating now fixed. Bonus points to those that said it was the motorised valve. Motor head replaced and now have correct, separate controls.

It’s actually just one door with a massive side panel. Was one of the nicer houses on that street too.

You only tape the joints before skimming. Tile adhesive goes straight on.

It occasionally gets brought up on the forum that people want the towel rail to be hot in the summer, based on what you are saying that can't happen with a combi. Unless you leave the CH on and rely on trv's to stop the rads operating.
You can get electric elements for central heating towel radiators so you can use them in Summer without the heating on. Turn off rad so the water doesn't circulate, switch on electric element. We have one, though it's in the guest bathroom so we've never used it after testing to make sure it worked. We got one for the main bathroom but forgot to install it /facepalm.

Yeah but only if you had a system that has the need for heating and hot water to work. A combi thats off will only provide hot water on demand if the heating is off.

Yeah thats probs it, sometimes you can change the motor or the head or sometimes you need to change the full unit if you cant change them.

You aren't getting many motorised valves lasting 20 years, they aren't that well made these days.

Yes and no, some manufacturers want you to have a external bypass and not just relay on the internal sometimes it doesn't work great.
You did strike me as a man who does not own tools, but this has really shocked and disappointed me.
