Turns out the lead pipe is borked. Leaking in a couple places but the plumbers have patched it up for now.
It'll all need completely replacing before long but hopefully that's a job I can do next year.

you may as well do the lot (up to the outside stop tap/meter)when you get to it - your water company should do a free lead replacement the connection but do double check
That's what I'm looking to do. The kitchen floor and the front path has to come up anyway so hopefully I can time it with that.
