@Howard yeah definitely good option. 2 bed flat in some parts of the county letting out one room can pay your mortgage. My landlord let's 3 rooms out in his 5 bed house and lives in an Airbnb in Portugal at the moment, though sometimes he is back

If you can, yes you absolutely should, if you can trust yourself not to let it to a troublemaker.
When I did it - for about five years - there was a tax break (and there still is) that meant the income didn't need to be declared. The boost this made to my money situation over the period of time was quite something.
Also if a lodger goes wrong you change the locks and chuck their stuff out the window...
