We're into our new home and this is the garage. it's a single skin brick wall and the site manager said something about the walls possibly sweating in wet weather and leading to damp in the garage.
We've only been in a short time but it is certainly damp... several times I've felt condensation on the metal bikes and my TT bike is happily growing mould. I'd like to fix this, however at this point I'm not certain the water is coming in through the walls. The walls feel dry to the touch and my guess is that it's damp air coming in around the edges of the garage door? Does anyone have any solutions?
The site manager suggested applying weather seal to the outside, while someone else suggested some kind of latex paint for the inside?
It doesn't need to be perfect but presumably damp isn't ideal storage for bikes nor anything else we stash up in the rafters.
My ultimate aspiration (maybe wishful thinking) is that the garage can be used more as a gym/workshop than as a storage space.

Congrats on move to Norn Iron T4. Your gaf is 3x the size of our flat. We need to trade up at some point. Understand the appeal of the seaside alright. I did glance at Margate places in the early lockdown but still too enamoured with Ldn. Culture (eventually, again, hopefully). Hearing way more "we're leaving" stories these days although I think that just comes with age anyway.

My named solicitor's manager emailed me yesterday to say he's going to help "get us over the line".
I didn't complain to get this treatment but it's a relief that they've noticed how much I chase and how slow and shit the solicitor is at responding.
Apparently we will be ready to set a completion date very soon.
Lincoln here we come!

I'd guess more ventilation, rather than less - the damp is probably condensation from warm indoor air hitting cold external walls. Which would also suggest keeping the door shut and leaving it cold in there.
Undamaged modern bricks and mortar are pretty impermeable. Sealing them isn't going to do much.

We had a similar issue with condensation in our bedroom, as the brick wall is not insulated on the inside. As @TW said you need to keep it cold in there, or insulate inside properly so the hot air is not in contact with the cold wall. Ventilation is always good regardless.

about a month ago i had some folks in to give me a quote re fixing some localised damp spots. all groovy and work was scheduled to commence on monday.
i get an email this morning saying "yeah, have you removed all of the piping and the electrical / wiring around the area because that's not something we do so you might want to get on that"
am i being unreasonable in a) expecting that this would be something they would do / subcontract as part of their service b) expecting a bit more notice than the weekend before to let me know that it's my problem to sort
anyway, told them to not bother coming.

Just had a new boiler fitted with a Nest. I would ask the engineer to fit it if they have skillz. We got the self learning one but we switched the learning off as we weren’t convinced we were providing it with good material to learn from. Impressive build quality and it is great to know we can access the boiler setting remotely, not that we have.

You’d certainly expect them to be on top of this if it’s a precondition of getting the work done! I’m used to trades leaving the ‘making good’ to me to sort out, but that’s mostly fine.

there's one lot just by the front door - about a foot and a half in length and about 8 inches high - it was there when we moved in and hasn't really grown at all in 2 years... it just is. no idea what's causing it.
the other is upstairs near a window that is the result of some shonky pointing.
Anyone have a recommendation for a tiler in south east London.
