Last thing outstanding for us is again due to our Freeholders' solicitor folding and their clients moving to a new firm. We haven't paid the last 2 years' Ground Rent (2x £100) due to not being reminded in 2019 and having a kid (no excuse, but it's likely why it slipped our mind - it was always done by cheque, so not a 'set and forget' DD), and this year there being no solicitor to send the GR to. The new one just hasn't told us how we can pay it. I have the £200 ready to staple to whoever will give us a receipt to say it's up to date.
I've asked the freeholders directly if I can just give them the money in exchange for them saying "yep, we're good".

It seems to be the only thing that the buyer's solicitor is waiting for. Freeholder has just pawned it back on to the unresponsive solicitor again. FML. Might just bury 200 notes in the garden and declare it paid.

Are you buying an old roll-top? If so they're a real pain to manoeuvre upstairs and it takes some time to find nice taps/fittings for them (if needed), but otherwise no problems at all and they keep the water hotter for longer!
We got ours for £80 from down towards Brighton, bargain.

When buying this place, it wasn't a huge deposit, so transfer was easy. This time round I'm going to have to send about 70k with the rest coming from the sale of our place. When and how do I do that? Is it on the day or beforehand so that it's in place? Online I think I have a limit of 20k per day, do we need to go to a branch? I moved everything into the one account last week so at least it only has to come from one place.

That's what I will say when I next speak to our solicitor. The annoying thing is, everyone, including the shit freeholder solicitor, knows it is outstanding. There's just nowhere to send it.

CHAPS transfer is normally the way - It costs £15 - £25, but is effectively limitless.
You do it when your solicitor asks you to they settle immediately (or should)
First checking with them that the account number they've given you is correct, in case their email has been spoofed.

Depends on the bank. Eg. Barclays has a £50k limit for single transfers online, you can do up to £100k in any 24h period. On the phone or via app it is usually less. I would call up and ask your bank, it’s worth flagging it to them in any case as even smaller transfers could be temporarily held due to money laundering etc which can then simply be waved through

Call your bank, tell them the date you're going to transfer it and ask them to remove (or raise) your limit. They'll ask you what it's for etc..

I would deserve to lose it if it happens to me. Two friends of friends have been sent my way after falling victim to conveyancing fraud. Sucks so hard. I can't help them beyond tell them how it happened, which usually explains how it wasn't their fault and 99.9% of people would be fooled.

I ended up doing it about a week and a half in advance due to an ever moving exchange date. I'd definitely do it earlier than on the day just to avoid the stress of it not working. You can do it over the course of a few days in advance to keep within your bank's limit (think mine was £25k).

The mortgage company we used sent our loan to the wrong bank account for our solicitor. An old one they had on file rather than the details he sent them. Fortunately, after much frantic calling, he managed to get it back. He earned his money that day (much more than on other days).
Congrats. If you're anywhere near N15 I've got about a dozen or so moving boxes of various sizes to get rid of.
