  • I've heard of it. I don't know how you can make it work unless the property is empty, all the way down the chain if relevant.

  • I can only imagine it requires a certain amount of trust along the chain. That and you would need some sort of pre-exchange agreement a week or so out to allow for booking removals.

    One reason for it I read was to avoid the risk of any party getting ill with Covid in the intervening period. But then that could happen just before a simultaneous exchange/completion anyway.

    We are reasonably lucky in that our buyer is a FTB in a rolling rental, and our vendors are moving in with family/have probably already moved. In fact, we are pretty friendly with the vendors and were hoping to chance our arm to get in a couple of days early to start moving stuff and doing things like ripping up the exposed carpet grippers so mini_com can actually walk about without getting impaled immediately.

    Selfishly, having a kid has helped grease some of the more stubborn wheels in this process. The "please, my child, she very sick" type emails seem to illicit a more human response from the paperwork droids than yelling.

  • Note: she's not sick, and I have never pretended otherwise.

  • I was at the "top" of the chain (kind of, the ones buying mine were the children of the people below me in the chain so the I was top of the money chain but separate in the moving in/out chain).

    Someone further down the chain had some covid clause to allow a delay to completion so the solicitors for my buyer wanted a simultaneous exchange/completion to avoid the risk of completion further down the chain not happening.

    We said no as you've got a total lack of certainty about moving until you have to move.

    In the end we exchanged when the rest of the chain completed and completed a few weeks after.

  • Got 5 forms/contracts through this morning to sign (but not yet date). Promising.

    Cannot digitally sign. Nip out to Sainos to get some printer paper. Get back, low toner.

    Did this too when our purchase was getting bum-clenchingly close to our due-date and were planning on a home birth. no regrets...apart from not thoroughly testing the boiler before trying to fill a huge birthing pool :/

    You know, just pushing yourself just slightly more than you can manage. Over a few days it just got too much for you.

    In other news our latest condundrum is what to do about the telly.

    We can either fit a 32" in the alcove shelving that's being made by our chippy, or we can have a larger TV (probs a 49") above the fireplace.

    I don't like the fireplace idea but 32" feels a bit small these days.

  • I think it's partly dependent on shape of the room/how far away you're sitting (and how good your eyesight is!)

    Haha, well it packed up 30mins into filling the pool. That was a looooong evening...

  • Maybe don't tell your partner that that's your one memory from the event.

    Looks like the distance from the furthest seat on the corner to the tv in the alcove by the window is 3 metres. Suggested size for that distance is 48-50 inches.

  • Couldn’t you get him to do a corner tv stand so you could have the 49 one across one alcove? That’s what we did using a curved Samsung tv, but obviously depends on your room lay out with sofa etc
