Hang in there buddy. This morning I've shifted into a state of zen, after tenaciously pushing for completion this week it dawned on me... out of the EA, mortgage advisor, both solicitors and seller I'm the only one not getting paid. My new strategy is for those who are financially benefitting to do some work.

I am going to commit murder, after 5 hours on hold yesterday got someone to pick up, they responded to... 4 of the 5 enquiries and disappeared again.
back into the hole I go.
