Fun viewing today.
Checking the loft/roof of a house we were interested in. Agent half took down loft ladder which was in 3 parts. I pulled it down all the way but when straight it didn’t touch the stairs so was in mid air.
When it did touch the top stair though it wasn’t fully straight...
It’s ok the Agent said, the vendor mentioned it wasn’t working properly.
Going up was fine...going down though one of the brackets snapped!
I didn’t fall and got down fine but it freaked my wife out.
It meant the ladder wouldn’t fold away again either so we had to leave the broken ladder sticking out of the hatch!
Agent wasn’t happy but what if I’d been seriously hurt?
Anyway we’re not buying it as it’s way overpriced and we’re wary of the area we’re now looking in. It has houses which are leasehold with nominal ground rent and zero service charges but 2 landlords: Dulwich Estates and Southwark Council both of whom want paying if there’s any changes to the house... -

Does anyone have a surveyor reccomendation in Muswell Hill / Crouch End area?

We had our house surveyed yesterday. Guy asked me to pull the loft ladders down so he could check up there... we don't have loft ladders. Got our telescopic one out, but could have easily played dumb if there stuff up there we wanted to hide eh.

Seemed decent, very old school. -

Thanks everyone who commented on my kitchen plans. Some really good points raised, but little I can take on board within the constraints I know about on site. So, I've decided to proceed with the plans as drawn!

Received our homebuyers back today and the only comment of note was the drain was properly blocked (house currently vacant). The report advises to get at least 2 quotes but presumably this is something I need to do as the prospective buyer, then armed with estimates get in touch with our solicitor/EA?

It's much-debated to be fair but the consensus is that the plastic fittings are more likely to fail over time, whereas copper is doing it properly and a job for life, which is what you want when the pipes are buried in your walls.
Sorry @Vince that was probably a bit strong. I'm sure you'll be fine.

Good luck. What's your key message? Are you up against anyone?

They (BBC) want to tell the human stories behind it. All that "look at poor old me with my impending financial ruin and two kids in a cramped London flat" but I'm going to say "while the government's intentions are in the right place in trying to rectify decades of poor building controls, and addressing the issues brought so painfully into vision by Grenfell, like most things they've done [since the TV presenter with the funny hair somehow became Prime Minister], this has ben executed by individuals with amoeba like intellects"

Points deducted for your tiles not being flush with your finished walls.
I've had a similar albeit, easier scenario. End of August the HPI valued the property at £305k - 85% LTV. Mid-September, it decreased in value to £296k which put me at a 95% LTV under the Natwest LTV banding....Worked out in the end but was a bit of a fucker to get there.
