  • Hmm, ok - but presumably they'd not lend me the 45k overshoot, so why include it?

  • So you know what the lending limit is likely to be.

  • Ah, or actually it's 80% of 775k, so it's probably the max LTV

You could probably put down 155k instead of 200k then.

But they'll be giving you the limits so that you don't have to go back in the scenario there are a few people bidding and it goes for, say, 800k

  • DiP = here's the most we'd probably lend you, isn't it? Didn't think they were property specific.

  • I had a DIP recently, through a broker. It stated the theoretical maximum they would lend based on joint salaries. Just a total loan value. Whether we had the deposit to meet a certain LTV was not taken into account.

  • Heh, the estate agent has had zero (0) offers on the place since they took it on in May 2019.

  • That's probably because no one wants to live in a terraced house in the middle of nowhere for £750k.

  • £775k

  • The bit in the bottom between hall and kitchen table and the two doors - what purpose does this serve? Could you alter this to give a longer run by the sink?

Could you move the utility to where the table is and have a built in corner table where utility is?

  • It's amazing that you're pursuing this.

Edit. The weird terrace house in middle of nowhere thing.

  • It’s quite fun, the neighbours can feed the cats, and why not? If of course it’s a more sensible price.

  • I don’t think you should buy it Dammit. I’m not sure but I have a really awful feeling in my gut. Call it intuition but it just doesn’t seem right, just can’t put my finger on it.

  • I vote buy it. We’ll need something interesting to follow once Dov’s house is no longer falling down.

  • Of course not, this is a different bathroom. All designed in Figma. Not even kidding...

  • +1. do it for the thread, we deserve it

  • Or just falls down

  • I’m looking forward to the ‘there are a few flaws in the exterior finish, so of course we’re going to strip it back to the foundations and do a period correct rebuild’ post.

  • I don’t think you should buy it Dammit. I’m not sure but I have a really awful feeling in my gut. Call it intuition but it just doesn’t seem right, just can’t put my finger on it.

  • Have you actually viewed it? Was it a decent conversion?
Zero offers seems a bit strange if the size on the plans is accurate - it might be in the middle of nowhere but it’s still inside the M25 and not actually that far from civilisation.

  • It was converted in the 1800's, when the place was significantly extended, due to a serious fire in the house on the western end. I think it's a good conversion, it's certainly had some time to settle into use.

  • Yeah this is the thing that doesn't sit well with me, I dont understand why no one has snapped it up yet.

  • I dont understand why no one has snapped it up yet

Seller is mad, is waiting for someone just as mad to come along who will pay something like the asking.

Haunted, definitely. Take the cats next time you view. Or at least Higgs.

  • Or just falls down

It's an old gap, right? It's unlikely the plaster was that structural. It'll probably stay up until you want to rebuild it, but I wouldn't move a piano in.
