  • How do you do this though? Ask for their bank statements?

    Some basic facts and gut feel I guess. Size of the deposit, where the money is coming from, how old they are, industry they work in, where they live now, whether they have kids, how they showed up to the viewings (Skoda, or 911 or Arkose?).

    Obvs the EA looks at this stuff but the seller decides and should weigh everything up.

    This is the best point out of the lot. Don't stretch yourself too thin on this.

    The survey on the place I'm (hopefully) buying is next week and I went in with a lower offer that was accepted as there was acceptance that the place needs work. If however, the mortgage company come back and undervale I wouldn't want to be in the position of raiding all my other funds to buy the house.

  • For all we know, the rest of the bids were £20-30k lower and they couldn't believe someone was willing to set a new record price for the road in a pandemic and knew they were accepting an unrealistic offer, so won't be surprised when rogan comes back saying sorry Gov, throw us a bone

    It's also possible that others bid more but their position was weaker than Rogan's and there was less chance of them going through with it.

    I would have thought the Stamp Duty Holiday would drive a need to select buyers who stand the best chance of going through with the purchase at the agreed price or thereabouts in the shortest possible timescale.

  • If the buyer has gone to the length of putting an offer in, they have prob done their research and know that specific market (size, location etc) at that exact point in time, as well as, or better than anyone else.

    When ours got downvalued, I knew we still wouldn't find anywhere that we liked and had the same amount of space in a similar location for that amount - and hence we borrowed and made up as much as we could.

    Similarly, when we got downvalued I knew the valuation was nowhere near what the houses were actually selling at, so I put together a pack of comparable houses and asked the valuer to revalue at our offer price which they did. (I did have the cash but the new valuation would have put me on a higher LTV and therefore a higher rate)

    That was in a very hot market though. I'd only do that if I was absolutely convinced the valuation was wrong.

  • Some EWS1 news.

    My buyer has just told me that Santander is not accepting the EWS1 form as proof of building safety because “a lot of EWS1 forms they were receiving were not genuine and were being signed by people who didn’t have the correct qualifications to do this.”

    They have apparently asked my housing association for more information regarding the cladding, but if they're worried about an EWS1 being fraudulent, why would they trust something 'lesser'?

  • I'm losing track on where we are at the moment, remortgaging my flat whilst doing a lease extension, selling my partners flat and she is buying a house all at the same time.

    We decided to use the same solicitors for all the above as we get email responses back within a couple of hours.and they seem on it.

    Partners flat had an offer today from a couple who seem to be very keen first time buyers.
    Annoyingly the timing doesn't quite work for stamp duty in the sense as technically she will be a 2nd home owner (I believe) she has to pay the additional stamp duty then claim it back.

    Does anyone know how long that may take?

    I'm very excited that the new place has a garage, was it @Soul who pimped their garage with an amazing work bench set up?

  • You can reclaim SDLT online. It takes minutes. Payments are processed in 10 days, usually less.

  • We ended up telling the estate agent we couldn’t afford to make up the difference in cash, sent them to valuation report and they’re going to discuss with the seller.

    So no commitments either way as of yet

  • I do have a solid storage / workbench setup in the garage. Wouldn’t say the workbench itself was the crowning achievement. Might remake it this year.
