What would be the problem if both owned by seller?
-
• #35703
no problem, just weird. and confusing because we would obvioiusly prefer an end of terrace..
-
• #35704
Maybe they were rented out
-
• #35705
Ah that would annoy me. It's basically like a worse version of food envy in a restaurant.
-
• #35706
Worth checking with the seller just in case?! I can see how that would be precarious

For a couple of quid, you can just get the records from the land registry in a few minutes.

good shout! not owned by the same person, just unusually similar!

As a resident of Leeds familiar with Armley, I can tell you that price is a function of its location.
-
• #35711
I would try to get the newly listed one at a cheaper price, if that's the one you really want!

We just bought an end of terrace (se we could have straight bikes access to garden) but why are they more sought after? I was concerned that they were more delicate given they were not supported on the free side.

half the chance of noisy neighbours.
this one doesnt even have a side passage of any form so to us its just less neighbours.

gives you one side of the house where you can absolutely rip the arse out of the black metal spotify playlists

50% reduction in risk of bastard neighbour
No party wall shit
Most likely bigger garden
Lighter inside due to more windows
More possibilities in extending
(sorry @rogan) -

this is secretly my actual reasoning
-
• #35717
hah its ok, ours will actually have a bigger garden than the end of terrace (because the rear boundary lines a diagonal!)
and given theres 4 stories, the only additional windows are two small square ones, so, in the grand scheme of things, our panic is now just about neighbours

rip the arse out of the black metal spotify playlists
FUCK YEAH!

More windows: true. But they are bloody expensive if replaced!

So - exchanged today. Buyers are a right pain and asked for some scuffs in the floor to be repaired so we had to put in a £600 retention (it's a holiday rental property (I know >>golf club)). We complete on monday and they are expecting us to arrange to have the floor sorted AFTER they own it. Surprisingly, that's not going to happen.
£600 is a pain to lose, but if they think we are doing any of the nice, helpful handover paperwork we had planned, they are going to be disappointed. Jog on, whoppers. You reap what you sow.

Re: form filling. Tried dochub as recommended upthread. A revelation. Was able to fill in everything, digitally sign then send to mrs_com to digitally sign too. Integrates really neatly with Google Drive too.

https://www.themoneycalculator.com/mortgages/calculators/mortgage-payment-predictor/
Use that to calculate the outstanding balance.
Then take a punt at what the house might be worth and go from there. -

Thank you
Weird one.. the house next door to the one we've had our offer accepted on, has been listed yesterday, at the price we had our offer accepted at (50k under asking of other one) and its end of terrace instead of mid terrace... and basically the same spec inside..
It looks like its been recently renovated by the same company thats done the one we're buying (could have been done at the same time even) its so similar inside, now we're wondering if they're actually both owned by our seller..
however both look 'lived in' and its not the same furniture staged in both so maybe im being paranoid.
