Hmm you may be right. The agent said it's a buoyant market so there's lots of competition, which I don't totally believe, I feel like he just wants an easy sale.
Nothing to stop you putting in on for what you want and see what happens. You'll learn what it's worth fairly quickly I'd have thought.
I had the opposite issue, all the EAs totally over egging what I had in the hope that I'd go with the own that said it was worth the most. Blueeegh.
