  • Two part question;
    Anybody recommend a decent builder in South West London (Wimbledon) area? Ineed to sort the damp issue plaguing one kitchen wall.
    Secondly if it’s damp problem will a decent builder be a better bet than a damp proofing firm, with the latters reputation for cowboyishness?

  • We had a load of damp in our kitchen that we got a damp proofer in. Honestly, the tanking and so forth did get rid of the damp patches; the cost was fairly high and the job quite messy (taking off plaster, putting it back on etc).

    A couple of years later, we had a builder in to redo our kitchen, at that point they found the cause of the damp, which was that the washing machine drain pipe wasn't actually connected up - it was literally just spilling water onto the floor below the floorboards :o.

    I would say in summary that it's better to get a proper builder in and get the source of the damp - however, in our case that would have meant ripping up stone floors and the rest to find the source.

    I've got a builder I'd recommend that I know works in West London - I'll pm you the details.

  • you need to see if you can see the cause/problem - how is water draining away? guttering? air brick blocked?

  • Yeah - it was a bit of a wtf moment.

    My builder took photos of it when he pulled the floor up to prove that it was just draining into the soil as it was so unbelievably stupid :D

  • Nothing obvious but the wall was put up when the kitchen was redone and I suspect the damp proofing was compromised/ not done properly. It’s only one section of the wall which was turned into a pillar for a steel to go on.

  • Any suggestions for a carpenter in North London? Looking for some cabinets to be built and fitted either side of the chimney breast.

  • Well, girlfriend just got a valuation for her flat that's 15k less than she paid a year and a half ago. She's not happy. It definitely makes things more complicated. We're going to get a second valuation soon.

  • Ignore the valuations and look at what has sold recently that is similar.

  • Yeah that's tricky as it's a new build block and everything else in the area is houses. Although there's one that I think is similar, slight bigger second bedroom but mostly just different shape rooms and it's on the market for how much we want to go for.

  • Yeah. I think modern flats are probably the hardest sell right now.

    Took ages to find a buyer for mine.

  • Hmm you may be right. The agent said it's a buoyant market so there's lots of competition, which I don't totally believe, I feel like he just wants an easy sale.

  • Nothing to stop you putting in on for what you want and see what happens. You'll learn what it's worth fairly quickly I'd have thought.

    I had the opposite issue, all the EAs totally over egging what I had in the hope that I'd go with the own that said it was worth the most. Blueeegh.

  • Its a good sign when the house you thought was your 'ideal' house before starting viewings actually goes on the market.. and the one you much prefer the one you're actually buying!

    This welcomed us back from holiday.

    At it's at least 2 cm deep, which suggests it's brickwork related.

    Who fancies replacing a bay window for me?
