Well, girlfriend just got a valuation for her flat that's 15k less than she paid a year and a half ago. She's not happy. It definitely makes things more complicated. We're going to get a second valuation soon.

Ignore the valuations and look at what has sold recently that is similar.

Yeah that's tricky as it's a new build block and everything else in the area is houses. Although there's one that I think is similar, slight bigger second bedroom but mostly just different shape rooms and it's on the market for how much we want to go for.
