  • Garden is an odd one, I still have the original plans from 1896 and the developers sold the land like this. Means I have the smaller garden.....big enough just not as big.

  • They have 5 boys who have since all grown up and left the nest, it used to be their football pitch.

    The square bit next to mine and to next door have had 5 different planning applications rejected. Ranging from a bungalow to a block of garages, a developer offered me £120k for part of my garden 2 years ago. We told them to jog on, its been cleared again as I think the guy that owns the land is planning to sell. Want to see how much he wants for it, as I'd love to own it.

  • Incredible looking place. I know next to nothing about Sidcup but my other half wants to come and view the place. Quarantined for the next week and a half however so will be surprised if it’s not gone.

  • I built one in my parent's garden when I was 16. Got that one completed early.

  • Always entertaining watching estate agents stretch the boundaries of what is viewed as a desirable location. A brave attempt at rebranding Wood Green as Crouch End.

    Ha! I lived (rented a room) on the Crouch End side of that road for a year in 2008, lovely house but left after we got burgled and it just didn’t feel right any more.

    Hornsey at an absolute push...can’t believe that price, mind!

  • Viewed a couple of places in E17 over the weekend. Asking prices seem to have increased by about 5% since pre-COVID and while I don't know if sellers are actually getting that for them, it doesn't seem to be putting off potential buyers. One property was a "2 bed" flat, with a second bedroom not big enough to fit a bed. 450k OIEO and apparently a viewing every 10 minutes between 9.30 and 2.

  • Given the location and the selling style I assume this is a Stow Brothers joint. We're selling through them and ended up reducing the asking price by 4% before we got an offer as we were getting loads of viewings without any concrete offers, and the same thing seems to have happened to a few other places near us. I suspect they've overestimated the post-covid demand bump in the first time buyer end of the market - there's a lot of people looking right now, yes, but far fewer wanting to commit (perhaps sensibly).

    That's interesting to hear though. We had been expecting to have to go in above asking ("OIEO") but sounds like that's maybe not the case. One of the agents even told us that based on a budget of 450, we should be looking for places listed around 430 OIEO.

    There appears to be a huge number of people buying properties who can't translate the dimensions on a floorplan into an actual idea of how big a room is.

  • We knew it was small. But floorplans on Rightmove etc. don't always accurately reflect where a door is, for example, which can make the difference between a room this size fitting a single bed or not.

  • I think @aggi is coming at this as a seller who had lots of feedback about room size (we had the same). It’s basically annoying on both sides but reading floor plans alongside photos before viewings will save time and stress

  • True. I was just amazed at the number of people who looked at my flat and then said "no, the kitchen's too small" as if it wasn't really obvious that the kitchen was small.

  • Stow brothers are particularly generous with the room sizing
