Offer was 25k under asking, 15k under what we will accept.

What's that as a percentage?

Do flats your way sell at asking (or over?). Houses seem to, but as a rule flats not so much (always exceptions though depending on pricing).

On stuff that isn't super desirable 5% under asking seems to be the thing.
